PROJECT GOALS:

The Holiday Inn, on State Street in Bismarck, is a majestic structure that sits high on a hill overlooking the city鈥攖he perfect site for an award-winning design and construction project. It came very close to never getting built.

This 鈥減erfect site鈥� was actually a former fill dump, probably created during construction of Highway 83 and related commercial sites鈥攁ll uncontrolled. Soils were unsuitable for a multi-story project, and the steep grade limited the building鈥檚 positioning. Consolidated and the Architect worked collaboratively to make the site buildable and make the dream a reality.

The project was awarded a Projects of Distinction Gold Award听from Associated Builders and Contractors, and earned a听National Excellence in Construction (EIC) Pyramid Award听from Associated Builders and Contractors (ABC) and an听IHG (InterContinental Hotels Group) 2015 New Development Design Award, given to hotels that are considered the best in class providing exemplary brand design, quality of construction, and attention to detail. There were zero recordable accidents or injuries on this project.

We added three hotels to our portfolio in 2015 and chose Consolidated as our partner. With many hotel construction projects under our belt, we have very high standards and expect excellent communication and cooperation from our builder. While managing three of our projects almost simultaneously, their team worked effectively with our architect and maintained project cost transparency throughout. They adapted to our established protocols and the pre鈥恈onstruction planning process positioned the projects for a successful and uncomplicated execution.

  • The project was in development for nearly four years before Consolidated Construction was brought on to re-engineer and move the project forward
  • CCC value engineered $1.5 million from the original project budget
  • The re-design and value engineering of the hotel increased the amount of revenue generating space from 50% to 88%
  • 387 independent stone aggregate columns were placed on the hillside site to support the bearing and non-loadbearing footings, walls, and slab on grade
  • A 680 lineal foot retaining wall was designed and constructed to ensure slope stability along the hillside to the north, south and west property lines.
